Home + Land Financing Realtor Quick Reference Guide

I put this checklist together to help you spot manufactured-home financing issues before you write the offer. It covers the basic property checklist, Conventional, FHA, VA, and USDA comparisons, plus the red flags that deserve an early conversation.

This is a general reference, not an underwriting approval. Investor overlays and program requirements can change, so send me the property before the contract if anything looks unusual.

What to verify before writing a manufactured-home offer.

This readable web version covers the first questions. Send me the address before contract when anything is uncertain.

Property basics

  • Home is permanently attached to an acceptable foundation
  • HUD labels and data plate can be identified
  • Home and land can be titled correctly as real property
  • Age, additions, moves, and structural changes are known

Land and access

  • Legal access and road maintenance are documented
  • Well, septic, utilities, zoning, and acreage fit the program
  • No obvious commercial or mixed-use concerns
  • Comparable sales and marketability are reasonable

Call before contract if…

  • The home has been moved from another site
  • HUD tags are missing or unreadable
  • There are additions, porches, or structural modifications
  • The title, land ownership, or foundation status is unclear
