Appraisals and Property

The lender may not need your inspection, but you do

A home inspection is primarily for the buyer's protection. It can uncover visible concerns and recommend deeper evaluation before the inspection deadline expires.

A home inspection protects the buyer
01

Inspection is not appraisal

The appraisal supports collateral value and program requirements. A home inspection evaluates condition for the buyer. They are different jobs.

02

Look beyond the paint

An inspector may identify concerns involving roof, plumbing, electrical, HVAC, foundation, moisture, pests, appliances, and safety.

03

Specialists may be needed

A general inspection can lead to roof, structural, septic, well, pool, mold, or other specialist evaluations.

04

Protect the deadline

Schedule promptly, read the report, and discuss repair or cancellation rights with your Realtor or attorney before contract deadlines.
